Resident Manager
S.A.M. (Management) Inc. - Winnipeg, MB

S.A.M. (Management) Inc. is a non-profit property management company established to provide management of housing for single persons, families and senior citizens. The corporation responds to unique and new housing needs, as identified by the community.

We are currently looking to fill an on-site Resident Manager position in the South Osborne area. The position is full-time (40 hours/week) and will have an hourly rate of pay and an apartment provided at a discounted rental rate.

The On-site Manager main responsibilities include but is not limited to:

General building and grounds upkeep

  • Daily cleaning, lawn care and snow removal.
  • Carry out daily and/or scheduled checks of the building including mechanical equipment and fire alarm boards.

Tenant Relations

  • Showing vacant units to prospective tenants
  • Coordinating with tenants and trades to complete Work Orders
  • Deliver notices and handout materials to tenants as required
  • Complete rental unit condition reports (Move In/Move Out Reports)
  • Schedule all tenant move ins and move outs

General Maintenance

  • Managing preventative maintenance measurements Troubleshoot major repairs
  • Troubleshoot and repair appliance malfunctions
  • Complete minor repairs as required.
  • Be on call and respond to emergencies after hours

A strong candidate will have:

  • 2 to 3 years experience maintaining a housing property
  • Previous customer service experience
  • General maintenance knowledge
  • Strong communication skills both written and oral
  • Proficient Microsoft Office skills including Outlook, Work and Excel
  • Ability to work cooperatively with others, resolve conflicts and make decisions
  • Valid driver’s license.
  • Experience and Education regarding Residential Tenancy Branch, Maintenance and Customer Service considered an asset.

Property Portfolio Administrator

We are looking for an experienced full time Property Portfolio Administrator to join our team. This person will report to the Portfolio Manager and will work cooperatively with Resident Managers to manage a housing property portfolio with a strong emphasis on customer service.

The Property Portfolio Administrator will be primarily responsible for:

  • Managing a portfolio of S.A.M. Management properties
  • Working cooperatively with the Resident Managers by providing regular onsite presence, keeping vacancies to a minimum, facilitating smooth tenant transitions, resolving building issues, processing and monitoring maintenance requests.
  • All aspects of leasing related to life lease properties including maintaining waiting list, execution of lease documents, promotion and advertising of life lease and vacant units, creation of reports , attendance at board meetings.
  • All aspects of customer service related to the properties, including applications, reference checks, execution of lease documents, tenant requests, lease renewals, etc.

Qualifications:

  • Post secondary education in Business Administration or a related field is considered an asset
  • 1 to 3 years progressive experience in leasing management position
  • Experience working in a non-profit setting is considered an asset
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook)
  • Must have valid driver’s license and reliable vehicle
  • Ability to establish and maintain positive working relationships both internally and externally
  • Have strong oral and written communication skills
  • Ability to work cooperatively with others to set goals, resolve conflicts and make decisions
  • Highly organized and focused with an attention to details

Portfolio Adminstrative Assistant

We are looking for an experienced full time Portfolio Administrative Assistant to join our team. This position reports directly to the Portfolio Manager and provides administrative support to the entire Portfolio Administration team.

The Portfolio Administrative Assistant will be primarily responsible for:

  • Providing a wide range of general administrative support including writing amazing letters and memos, taking notes, editing documents
  • Planning training sessions
  • Handling all correspondence that are sent to the building from the Portfolio Division
  • Keeping Outlook calendars updated for Managers and staff as required.
  • Other duties as assigned by the Portfolio Manager

Qualifications:

  • Certificate or diploma in a recognized an Administrative Assistant course an asset
  • 2 years general office and/or administrative experience
  • Experience working in a non-profit setting an asset
  • Knowledge of generally accepted accounting principles and ethical business practices
  • Familiar with Spectra and Maximizer an asset
  • Highly proficient in Microsoft Office Suite (Word, Excel, Outlook, Access)
  • Have strong communication skills both oral and written with the ability to write memos and letters
  • Ability to establish and maintain positive working relationships both internally and externally

Full-Time Experienced Cleaner

We are looking for an experienced commercial cleaner for a full time position within our Property Operations Department.

Primary Duties and Responsibilities:

The Cleaner will be responsible for general property cleanliness, including:

  • Daily cleaning/upkeep of properties as assigned
  • Care, maintenance, and inventory of all supplies and equipment
  • Cleaning units upon tenant turnover
  • Carpet cleaning, stripping and waxing of floor within units and common areas
  • Ensure buildings are maintained in compliance with Workplace Health and Safety standards

Qualifications:

  • 1 year experience as a Professional cleaner is required
  • Must have valid driver’s license
  • Must have a reliable vehicle large enough to transport cleaning equipment
  • Must be able to lift 100 pounds (commercial carpet cleaner)
  • Experience working in a non-profit setting an asset
  • Experience with commercial carpet and floor cleaners, strippers, buffers and wax.

Full-Time Lead-Painter

The corporation responds to unique and new housing needs, as identified by the community. We are looking for an experienced Lead - Painter for a full time position.

Primary Duties and Responsibilities:

The Lead - Painter will be responsible for duties related to painting, including:

  • Unit turnover repairs
  • Completing needed drywall repairs.
  • Painting of units and common areas at all properties as per the directions of the Portfolio Manager – In House Contractors and Unit Turnovers.
  • Reporting any damages or unusual circumstances regarding the property or residents.
  • Maintain an organized schedule following timelines given on work orders.
  • Additional responsibilities
  • Review and inspect the work of painters to ensure standards are maintained.
  • Report weekly to the Portfolio Manager – In House Contractor and Unit Turnovers regarding unit conditions, issues, work required and etc.

Qualifications:

  • 1 to 2 years related experience and training
  • Must have valid driver’s licence and reliable vehicle
  • Ability to complete forms, logs, check lists, schedules and paper work
  • Ability to lift and carry up to 40 lbs, climb multiple flights of stairs, work on a ladder, paint to the standards established by S.A.M. Management Inc.
  • Must provide own tools and step ladder
